THIS INDENTURE, Made this tenth day of August, 1906, between Albert Harding, of Hot Springs, Arkansas, party of the first part, and
25 Theodore Manning, of Rochester, New York, party of the second part,
WITNESSETH: That the said party of the first part, in consideration of the covenants
50 and agreements of the said party of the second part, hereinafter set forth, does by these presents lease to the party of the second part
75 the following described property:
Lot four (4), in block two (2), in Harper's Second Addition to the City of Seattle, County of King, and State
100 of Washington, together with all the buildings situated thereon and appurtenances thereto belonging.
To have and to hold the same to the said party of
125 the second part from the first day of May, 1906, to the thirtieth day of April, 1907.
And the
150 said party of the second part, in consideration of the leasing of the premises as above set forth, convenants and agrees with the said party of
175 the first part to pay said party of the first part as rent for the said premises the sum of twelve hundred dollars ($1,200.00),200 payable in twelve equal monthly installments in advance.
The said party of the second part further covenants with the said party of the first
225 part that at the expiration of the said period of one year mentioned in this lease, peaceable possession of the said premises shall be given
250 to the said party of the first part, in as good condition as they are
now, the usual wear, inevitable accidents, and loss by fire
275 excepted, and that upon the nonpayment of the whole or any portion of the said rent at the time when the same is above
300 promised to be paid, the said party of the first part may, at his election, either distrain for said rent due, or declare this lease
325 at an end, and recover possession as if the same was held by forcible detainer; the said party of the second part hereby waiving any
350 notice of such election, or any demand for the possession of said premises.
The covenants herein shall extend to and be binding upon the heirs,375 executors, and administrators of the parties to this lease.
WITNESS the hands and seals of the parties aforesaid, at Seattle, Washington, the day and year
