One who employed a broker to find a purchaser for real estate, and who did not disclose to the broker that he was acting as an agent, and did not disclose his principal until after the broker had found a purchaser, was liable to the broker for commissions. Taubenblatt v. Galewski, 108 K Y. S. 588. See also Sec. 222.

Where an owner's broker employed plaintiff to sell the real estate, agreeing to pay one-half of the commission in case of a sale on the terms specified, and the owner thereafter ratified such employment, plaintiff was entitled to recover commissions against the owner, and was not limited to its action against the broker. Warren Com. & Inv. Co. v. Leon L. Hull R. E. Co., 96 S. W. 1038, 120 Mo. App. 432.
