A contract placing property in the hands of real estate agents for sale or exchange, the owner reserving an option as to whether it should be sold or exchanged, expressly agreeing to give the agents all the assistance in his power in the transaction, confers upon the agents authority to negotiate, and does not constitute them mere middlemen to bring the parties together.
