A contract with a broker, after providing the amount of the commissions to be paid on sales as made, recited that the commissions were "to become due on one-quarter payment of the selling price of any piece of land sold." Held, That the contract was apportionable, and not entire, contemplating that whenever a payment was made amounting to 25 per cent. or more of the selling price of a tract of land sold, the commission on the sale became due and payable.
