Where a broker notified the owner that he thought that a third person would purchase the property, and the owner authorized a sale at a specified price for a specified commission, the broker's authority was not limited to the making of a sale to the third ' person, but he could make a sale to another on the specified terms and recover his commission. Harger v. Watson, 142 N. W. 352, 176 Mich. 192.
