A broker for both parties to an exchange of land owes to each the same good faith that he would have owed to either had he been a single agent. Daugherty v. Stocks, 172 S. W. 616, 185 Mo. App. 541. Broker employed to procure a purchaser must act in the interest of the owner and must disclose to him any knowledge relating to prospective purchasers. Dickinson v. Tyson, 103 . N. E. 703, 209 N.
