A real estate agent who fails to induce a customer to pay the price of land demanded by the owner, but predicts that he will ultimately pay the price, is not entitled to commissions where the owner afterwards sells the lands to others for such price, without knowing that it was actually purchased for the customer, the court holding that the broker was not the procuring cause of the sale.
