N. W. 1055; also, betwen plaintiff and proposed purchaser, in the absence of defendant. Rutherford v. Selover, 87 Minn. 495, 92 N. W. 413. Likewise, between buyer and seller before and after the execution of the contract of sale, it affects the broker. Veazie v. Parker, 72 Me. 443.
