In an action for a real estate broker's commissions for negotiating a purchase which defendant refused to consummate, evidence that before the agreement for purchase was reached plaintiff had submitted an offer to the owner as the purported agent of defendant, was admissible to show the relationship of the parties and plaintiff's offer to purchase the property for defendant.
