The executor or administrator may take real estate in payment of a debt due the deceased.13 He is allowed to perform all contracts made by the deceased when recommended or directed by the court. Providing, however, that the contract is one which the death of the deceased does not terminate.14 He has a right to assign notes payable to the deceased so that good title will pass. It is his duty to dispose of the personal effects in his hands, and when they have been transferred, the title is complete and good in the hands of the person to whom it has been transferred.
