Improvements and Repairs.
The tenant for life can recover nothing for improvements which he makes on the estate; 25 but he may put buildings into tenant-able condition at the expense of the estate, or complete a house begun by the testator under whom he holds.26 He is, however, bound to make ordinary repairs at his own expense.27
