Los Angeles, Cal., Dear Sir: I hand you hereto attached, a copy of notice of a demand served on me by Mr. Peter Smith, with whom I made a contract for the sale of your lots (here describe premises) at the price of $12,000, under and pursuant to the provisions of an option and agreement, signed by you and dated April 1, 1906. You will observe from said notice that by reason of a defect in the title to said premises, the purchaser declines to accept the same and demands return of the deposit paid at the time the contract with him was entered into. I request that you proceed immediately to clear the property of the incumbrance referred to, so that I can close the deal.
